Fixtures well past their service life
Original fittings, failing seals, taps that have been dripping so long the household has stopped hearing them. Replacing them is straightforward. What is worth doing at the same time is swapping in water-saving toilets and faucets, because the bathroom is going to be open anyway.
Layouts that waste the room
Older bathrooms often put a full-size tub nobody uses where a walk-in shower would transform the space, or leave a run of dead floor because the plumbing was easiest there when the house was built. Moving fixtures is the expensive part of a bathroom, but it is also where almost all the improvement comes from.
Water damage under the surface
This is the one that changes a budget. Long-term leaks around a tub surround or a shower pan get into the subfloor, and by the time it is visible it has usually been happening for years. We find it, we show you, and we deal with it before anything new goes on top.
What we build instead
Better lighting, storage that is actually designed in, anti-slip flooring, and where the household needs it, a curbless shower with grab bars fitted so the room still looks like a bathroom. For lake houses that take a lot of visitors, that combination makes the room work for every guest who uses it.
